Pulling into the gate at Boyds Chapel you just know you’re in the right place. Surrounded by thick shinnery and in an area known for wildlife, this property shows its ability to hunt just simply by looking at the tracks left at your feet. Drive off the blacktop and notice how diverse the property gets for you with some open views to enclosed food plots fenced off by the mature oaks to elevation changes that have you seeing for miles. The wildlife sure love this place and you will too once you see it for yourself.
The front 80 acres is open with old sand dunes spread throughout, with food plot, water station, blind-feeder setup for both rifle and bow. The next area is a mix of wooded and open with a larger food plot. This area seems to be a completely different look than the first with its more mature trees sprinkled throughout. The long strip is a mix of groves with some surface tanks providing seasonal water. This area is where the elevation changes the most and setups are positioned for both short and long shots. The grass and occasional prickly pair provide some nice cover for the quail that love to hang out in these areas and call back and forth to each other in the early mornings. Find a soft bark mesquite and its likely been the target of a rub; these aren’t hard to find.
The property is approved for a water meter from SUN WSC; the Seller will arrange to have that installed prior to closing. There are three water wells on the property but none being used at this moment. One well is located about center of the property and was operated using a solar panel at one time (panel still in place). The other two wells are hand dug wells from 1940; these wells have not been tested, but water is very much visible. The property does have a a few surface tanks that catch water but none of these hold for extended periods of time.
The Whitetail deer, Rio Grande turkeys, quail and feral hogs call this area home. Other critters linger around for varmint hunting too.
