Property is contiguous to the south boundary of Waterloo Lake. There is a public walking path (also used by bicycles) around the lake. There are bicycle paths within the property which will be abandoned. The property is within TIRZ (Tax Incentive Reinvestment Zone) number 5 of Denison. This offers the possibility of recovery of some of the infrastructure development costs through a rebate from increased taxes (terms have to be negotiated).
